We buy whole buildings, not individual units.
We work on properties in the historic centre and the neighbourhoods around it, with our own funds and bank debt. Every deal stands on its own business plan and is dropped if the numbers only work on optimistic assumptions.

Acquisition
Sourcing and selection of properties, analysis of the area and its demand, negotiation with the owner and structuring of the purchase.
Preliminary review
Planning and registry checks: permitted use, listed status, charges, tenancy position and feasibility of horizontal division.
Design and permits
Design prepared with technical teams experienced in protected buildings, and permits processed with the city council and the regional authorities.
Refurbishment
Site management and control: structure, roofs, services, sound insulation between units and works to the common areas.
Division and registry
Creation or amendment of the horizontal division, deeds and registration of the new units.
Repositioning
Furnishing and interior design, operating licences and handover of the building ready to run.
Buying criteria
We look for buildings between four hundred and fifteen hundred built square metres, with a courtyard or a second entrance, on streets with life at ground level and within walking distance of the centre. We particularly value properties that can be divided without distorting the original structure.
We consider proposals from owners, agents and professional firms. Transactions are treated confidentially and are not published.
